1) Why book my Residence direct?
By booking with JW MARRIOTT RESIDENCES AL MARJAN ISLAND DIRECT you will bypass the availability allocation we offer through third party real estate brokerages and receive preferential access to availability direct from the developer. You will get your preferred choice of position and view within the building. And if we can offer an incentive, this is how you'll get it.
2) What methods of payment do you accept?
Booking with JW MARRIOTT RESIDENCES AL MARJAN ISLAND DIRECT means you can pay with cash or crypto as well as by personal cheque, manager's cheque or wire transfer.
3) Is the Payment Plan flexible?
If you book with JW MARRIOTT RESIDENCES AL MARJAN ISLAND DIRECT we can discuss options to help make the payment dates more convenient for you.
4) What is the initial deposit?
You can reserve your Residence with an initial reservation deposit of AED50,000 / USD13,500.
5) Do I need to be in the UAE to make the purchase?
All paperwork and funding can be undertaken from outside the UAE. You can schedule a video call with us so we can meet virtually and show you everything you need to know for a clear understanding of the project and the processes.
6) What happens if I am late with a payment?
You will not lose your property. It will be necessary to make the payment as soon as possible. However, we can discuss a payment timeline that works for you.
7) What happens if I cannot complete payment for my apartment?
If your situation changes to the extent that it becomes impossible for you to complete payment for your property, we will resell your property and reimburse you accordingly.
8) Can I resell my apartment before completion?
Yes, after you have signed the sales and purchase agreement (SPA) and have paid 30% you may resell your property. We can discuss a strategy to assist you to find a buyer.
9) Are there any taxes to be paid on the property purchase?
Unlike Dubai where 4% DLD is due at the time of purchase, in Ras Al Khaimah the 4% property transfer tax is not due until completion of the project at handover when you receive your keys.
10) Will my apartment be fully furnished?
Yes, everything required to live in your apartment or to enter into the JW Marriott Residences Al Marjan Island Opt-In Rental Program is included in the sales price. All items will conform to JW Marriott brand standards and a complete itemized inventory of everything included will be provided.
11) When will the project be completed?
JW Marriott Residences Al Marjan Island will be completed and ready for handover in Q4 2027. The Ras Al Khaimah government has decreed that all development on the Al Marjan Island complex must reach a sufficiently completed stage in order not to impede on the function of the island complex as an operational tourist hub when Wynn Resorts opens in 2027.
