FREQUENTLY ASKED QUESTIONS
1) What is the advantage of booking my apartment direct?
By booking with JW Marriott Residences Al Marjan Island direct you will bypass the availability allocation offered by third party real estate brokerages and receive preferential access to availability direct from the developer. This will provide you with your preferred choice of position within the building and view.
2) Will my apartment be fully furnished?
Yes, everything required to live in your apartment or to enter into the JW Marriott Opt-In Rental Program is included in the sales price. All items will conform to JW Marriott brand standards and a complete itemized inventory of everything included will be provided.
3) When will the project be completed?
JW Marriott Residences Al Marjan Island will be completed and ready for handover in Q4 2026. The Ras Al Khaimah government has decreed that all development on the Al Marjan Island complex must reach a sufficiently completed stage in order not to impede on the function of the island complex as an operational tourist hub when Wynn Resorts opens in Q1 2027.
4) Do I need to be in the UAE to complete the purchase?
All paperwork and money transfers can be undertaken from outside the UAE. You can schedule a video call with one of our dedicated resort representatives who will provide you with a clear understanding of the project without being here in person.
5) What is the initial deposit?
You can reserve your Residence with an initial reservation deposit of AED50,000 / USD13,500.
6) Is there a Payment Plan?
The payment plan is 10% to book followed by 60% during construction and 30% at handover.
7) Are there any taxes to be paid on the property purchase?
Unlike Dubai where 4% DLD is due at the time of purchase, in Ras Al Khaimah the 4% property transfer tax is not due until completion of the project at handover when you receive your keys.
8) Can I resell my apartment before completion?
Yes, after you have signed the sales and purchase agreement (SPA) and have paid 30% you may resell your property.
9) What happens if I am late with a payment?
You will not lose your property. It will be necessary to make the payment as soon as possible. However, you can discuss with your dedicated resort representative a payment timeline that works for you in this situation.
10) What happens if I cannot complete payment for my apartment?
If your situation changes to the extent that it becomes impossible for you to complete payment for your property, we will resell your property and reimburse you accordingly.
11) Can I rent my apartment on a short-term rental basis?
JW Marriott Residences Al Marjan Island is connected to and will be managed by our 264 key JW Marriott Hotel. To preserve brand standards within the building complex, JW Marriott does not permit the use of third-party holiday home rental agencies. Owners may enter into the JW Marriot Opt-In Rental Program or enter into a private rental contract with a fulltime tenant on an annually renewable basis.
